Recent Home Financing News

Increased VA Guaranty for Loans in Hampton Roads

VAThe Department of Veterans Affairs (VA) Loan Guaranty program does not set a maximum amount that an eligible Veteran may borrow using a VA-guaranteed loan. The VA publishes a table, and provides regular updates, for the maximum guaranty amount by geographic area. The latest table shows updates to limits that apply to all loans closed February 28, 2014, through December 31, 2014. VA loan limits are based on median home values estimated by the Federal Housing Administration (FHA). These values are the basis for which VA calculates limits for the program. For 2014, some limits increased, some stayed the same, and a few decreased.

The maximum guaranty amount (available for loans over $144,000) is 25 percent of the 2014 VA loan limit shown in the table. Therefore, a Veteran in Hampton Roads with full entitlement available may borrow up to the 2014 VA loan limit shown below and VA will guarantee 25 percent of the loan amount. If a Veteran has previously used entitlement that has not been restored, the maximum guaranty amount available to that Veteran must be reduced accordingly. Lenders nay set their own investor requirements regarding guaranty amounts and down payments. Lenders may make loans to Veterans over the calculated maximum loan limit; however, lenders may require Veterans to make a down payment in these types of transactions.

Questions about VA loans in a particular case may be directed to the VA Regional Loan Center for the local area.  For the Hampton Roads Area the VA Regional Benefit Center is in Roanoke.  For the Hampton Roads area the Maximum Guaranty for a VA Loan is $458,850 for loans closed between February 28, 2014 and December 31, 2014. Reverse mortgages can now be used to purchase a new primary residence.

ReverseMortReverse mortgages have become increasingly popular for seniors in the last few years, but few people realize a reverse mortgage can be used in the purchase of new home. This type of transaction might be especially useful for a senior purchaser who is downsizing from a larger home and may have a significant amount for a down payment. The big upside is that there will be no monthly mortgage payment as long as the home remains the primary residence. There are still payments for real estate taxes, utilities, and insurance. Of course, there will be continuing costs for maintenance and upkeep.

Hampton Roads Springtime Events

Thinking about moving to the Coastal Virginia area? Just arrived and wondering what kind of fun events there are? Or maybe you’ve been here awhile and are looking for a delightful event next weekend. Check out the two iconic Hampton Roads events:

Shamrock Marathon, Virginia Beach Oceanfront and North End

One of the premier springtime events is the Shamrock Marathon the many associated smaller events and entertainment events for the weekend. All participants in the races receive a goody bag, commemorative medal, parchment certificate (marathon, half marathon, and Operation Smile final mile only), free refreshments at the finish line tent, and a post race party you’ll never forget! Plus, everyone receives free entry into the Sports and Fitness Expo race weekend. Be sure to bring your race number with you into the post-race party celebration as it is your ticket for beer (21 and over) and food. For serious runners, the 2014 Shamrock Marathon is a qualifier for the 2015 Marathon (per the Boston Marathon, the qualifying window for the 2015 Boston Marathon begins in September 2013.) And for the really serious racers, the Whale and Dolphin Challenge is for those runners who run the 8k on Saturday as a preliminary event to their Sunday half marathon or marathon run.

Runners that complete both events will receive a commemorative whale or dolphin medal at the event to recognize their accomplishment. Check out the race location and other information here.

Norfolk St Patrick’s Day Parade, Ocean View

Another great event that has become a Hampton Roads tradition is the Ocean View St. Patrick’s Day parade along Granby Street and Ocean View Avenue. Begun with a few Brother Knights of Father Kealey Council 3548 in 1967 were sitting at the bar of their one-room, cinder block home on Government Avenue. Based on local legend, the first parade consisted of several Brother Knights marching around the council home carrying trash can lids and brooms. Following several trips around the building and several stops for liquid refreshment, the momentous decision was made: Father Kealey Council would organize and sponsor a “real” St. Patrick’s Day Parade. On a brisk Saturday afternoon in March, 1968 the first Grand Marshall donned the traditional green top hat and climbed into the backseat of a Cadillac convertible.

History was being made with this humble beginning.

During the next 46 years many pages have been added to the history of the St. Patrick’s Day Parade. While the first parade consisted of a few marching bands and a couple of small bands watched by a small crowd of maybe several hundred people lined the parade route to wave and cheer, the recent parades have become much larger with 200 or so performing units and are eagerly awaited by thousands. Check out these photos from the 2013 event. The parade is now one of the largest events of its kind on the East Coast. The colorful, fun filled, family oriented parade has generated significant media attention and provided a delightful afternoon of fun the thousands of participants and visitors. You can just go and watch for free. The parade stages at Northside Middle School and winds its way to the Government Avenue site of its founding brothers meeting. There are many events before the actual parade and, of course, lots of post parade events for everyone. From humble beginnings 40 years ago, the annual St. Patrick’s Day Parade sponsored by Father Kealey Council 3548 of the Knights of Columbus has become one of Norfolk’s most cherished traditions.

The Amphitheater offers both designated seating areas and a cheaper lawn section. Most shows have a specific alcohol and smoke free area of the lawn cordoned off, making it safe and family friendly. For Amphitheater-designated “family shows,” a child under 12 is admitted free on the lawn for every paid adult lawn ticket. Also convenient commute times to NAS Oceana and Town Center in Virginia Beach. The Virginia Beach Oceanfront, downtown Norfolk and NOB Norfolk are about 20-30 minute commutes.
